Rocky Ridge Farm is located about 3/4 mile off Highway 11 between Campobello and I-26 in the heart of the SC Upstate. It is quietly tucked away at the end of a long private driveway about 20 minutes from Tryon International Equestrian Center. This has been our personal residence since 1988 and living at Rocky Ridge for all these years has truly been a blessing. Ive specialized in land sales for over 45 years and never found another farm I had rather call home.

The house is a one level with approximately 3,400 sq. ft. of heated space plus a 180 sq. ft. finished sun room. It is quite a unique home that was custom built in the early 1970s by an architect. The focal point is a huge 20 x 40 living room dining room featuring exposed beams, hardwood floors and a stone fireplace. The master suite is 15 x 20 with a trey ceiling, large bath with shower and spa-tub and two walk-in-closets. There are two 12 x 11 guest bedrooms with a full bath, plus another 1/2 bath in the hall. The 12 x 12 study has a trey ceiling and a picture window with a nice view. An updated kitchen, breakfast room, second sun room and a 30 x 30 recreational room with pool table round out the interior of the home. The roof is metal and exterior covered with Hardi-Plank and stone. Numerous full pane windows allow views from every room. There is a double carport with overhead storage and a single carport in front.

The entire back of the house has an elevated deck with a magnificent view. There is a 20 x 40 salt water pool with an adjoining spa house and hot tub.

Primary heat is provided by three heat pumps. The secondary system is a propane fired boiler with copper radiators. It is used during colder weather when heat pumps are less efficient.

Water for the house, barns and horses is provided by a deep well that has always provided clean, potable and more importantly an uninterrupted water supply. Public water is also available.
Emergency power is a 25 KW propane stand-by generator.

The original barn was built in the early 1970s and is two levels plus a full loft accessed by a stairway. The main level is 2400 sq. ft. and has a breezeway with two open bays, a 50 x 14 workshop with a half bath, 9 x 13 pottery-craft room and a 16 x 18 fully equipped gym. The workshop, gym and craft rooms are heated and cooled. There is also an attached 12 x 18 tool & equipment shed. Underneath is additional equipment storage and three stalls with a shaded turn-out opening to two pastures. There are five secure storage rooms. A new metal roof and siding were added in 1999. Over the years we have made many carefully thought-out changes, additions and upgrades to the house, the barns and the land.

In 2007 we added a 48 x 36 Hoover barn with four stalls, feed room, wash room, hay loft and a 12 x 24 tack room that is completely finished including, heat, air, washing machine and a shower-bath. I currently use it as an office. Water lines are protected and sewage is disposed in a 1,000 gallon septic tank. There is plenty of level land for expanding the barn. Both barns are easily accessed with asphalt driveways.

The grounds are magnificent with many native plants, mature ornamentals, gardens and large trees. Focal points include unique outcroppings of huge boulders. Mulched natural areas interspersed with manicured lawns make for efficient maintenance. An electric pump at the rear pond provides extensive zone irrigation. Each area of the house and yard offers views of mountains and pastures.

There is a 3 acre pond at the back and a smaller pond at the front. Both are stocked and each has landscaped areas with places to sit and relax.

The farm has four plush pastures and a 3 acre hay field. There is an 80 x 190 rock-dust & sand arena and a round pen. Fencing and gates were planned to allow horses to travel between pastures, turn-outs and stalls. Stalls have separate water and a large muck bin is easily accessible for cleaning. A wide trail circles the entire farm.

Access is via a 1/2 mile winding asphalt driveway with an automatic gate.

Property adjoins Campobello town limits. There is no zoning and no restrictions.
